The County of San Luis Obispo Department of Central Services is looking for a motivated, dynamic, and enthusiastic professional to join its Real Property Services Team (RPS) as an Associate Real Property Agent. Make a difference as part of a team that provides full-service, efficient, value-added professional government real estate services to the County.
RPS offers innovative solutions to complex real property matters while always acting in the best interest of the County. Services are provided to County departments, governmental agencies, outside entities, and the public. RPS prepares, interprets, negotiates, and manages real property acquisitions and disposals, contracts, deeds, easements and property rights, leases, concession agreements, film and use permits for temporary use of County real property. RPS works closely with County Counsel.
This position will focus on the following duties in support of the Real Property Manager:

  • Facility and Ground Contract Lease Drafting and Administration (County as Lessor and Lessee)
  • Community/Veterans Building Lease Management (County as Lessor) – Except SLO Vets Hall
  • Select Property and Title Research on Behalf of the County
  • Select Easements Granted by or for the Benefit of the County
  • Tax Default/Chapter 8 Property Sales
  • County Requested Special Projects
  • Oversight of Repair and Maintenance for Assigned Facilities
  • Prepare Real Property Valuation Opinions
  • Prepare Real Property Services related Board of Supervisor Hearing "Documents" for Approval
  • Assist with Surplus Sales/Dispositions/Acquisitions
  • Research and Review Government Codes, Ensuring Compliance of Local, County, and State Legal Practices, Legislative Procedures, and Relevant Policies

Effective July 1, 2024, the compensation for this position will increase by 2.50%. This is a bargained increase for this job classification.

The Ideal Candidate

The Associate Real Property Agent is a journey-level classification that performs a wide spectrum of real estate support work including title and ownership research, comparable sales search, appraisal opinions, property negotiations and management, and participation on Project Development Teams. The ideal candidate will work with a high level of detail and accuracy and possess knowledge of regulations and procedures related to easements and the acquisition and disposal of property. Candidates willing to learn about other areas of the RPS Division, support fieldwork, customer and public outreach, provide education efforts for these disciplines are highly desired. The strongest candidates will demonstrate flexibility and a desire to learn new skills, processes, and programs and will possess the ability to:

  • Read, analyze, and prepare legal documents
  • Perform duties independently and collaboratively with staff, the public and various boards and councils
  • Maintain knowledge of current laws, codes, rules, regulations and pending legislature  to ensure recommendations are in compliance with local, state, and federal requirements

Education and Experience

A combination of education, training, and experience resulting in the required knowledge, skills, and abilities. An example of qualifying education and experience includes:

Graduation from an accredited institution with a Bachelor's degree in Business Administration, Real Estate, Civil Engineering, or a closely related field. (Job-related experience may be substituted for the required education on a year-for-year basis.)  

Preferred Education: Coursework or a degree in Law, Business Development, or Public Policy is desirable. 

One year experience as an Assistant Real Property Agent or its equivalent.

Preferred Experience: The County is particularly interested in hiring a candidate with legal and/or County Government real estate experience. Experience as a licensed real estate agent with verifiable transaction history, representing clients through the acquisition, disposition, & real estate agreement process and/or possession of certifications such as IRWA, RWA, RWP, SR/WA, R/W-NAC, AMC, or RAC is also highly desirable.
